Real estate is both a science and an art and the key elements to the alchemy are:  

§  Knowing the pulse of the real estate market and inventory of condos and homes

§  Having a solid grip on the process of buying and selling a home

§  Listening to, and helping clarify, your needs and criteria for a home

§  Understanding your home-owning goals and decision-making process

§  Having a network of excellent service providers, such as lenders and settlement companies

§  Skillfully negotiating a winning contract, and

§  Navigating the sometimes rough terrain to settlement, making your experience as smooth as possible

I have a couple of salient points that have been proving themselves to be true time and again over the last few months... let me bring my expertise to your experience:

  1. The common view right now is that it we're in a slow "buyer's market." That may be true to some extent, BUT I still find that THE NICEST PLACES GO FIRST. Ask any of the clients I have been working with over the past few months, and they will testify that I have an uncanny ability to tell which places won't be around for long. If it's not the place for you, it doesn't matter, but if it's the place you want...let me help you be the one who gets it!
  2. There's not as much inventory in DC as a slow market would expect. In fact, unless someone faces unusual circumstances that require a quick sale, owners are going to hold on to their properties until the market turns around. Sadly, I've got clients with high motivation, stellar credit, and haven't bought yet because there is not the right property on the market. I DO NOT BELIEVE A FIRE SALE IS GOING TO HAPPEN IN OUR AREA.
  3. The combination of slower turnover, a perceived belief that prices will go significantly lower, and the unpredictable continuation of lower interest rates, demonstrates that THERE ARE INCREDIBLE PURCHASING OPPORTUNITIES RIGHT NOW. Read any financial investment article focused on personal investment, what do they say? Don't try to time the market perfectly, you're almost surely going to lose: make reasoned investments over time and you are sure to succeed.
  4. Finally, reflect back on your past moves: did they get decided on the basis of lowest price? I'll bet  that for most of us, the decision to move and/or to buy factored in (a) how much does the property meet your needs at the time; (b) the convenience of the timing of the move; and (c) the location of the property and its characteristics relative to your work and non-work life.  BUYING OR SELLING A HOME  IS NOT  ALL ABOUT THE MONEY, IT'S LARGELY ABOUT THE FIT WITH YOUR LIFE!
